I'm looking to buy 50-100 acres in North East or North Texas for hay production. I need some ideas on avg. yield to expect on coastal vs. native.

In an avg. year with standard rainfall (unlike THIS year):
1. How much yield can I expect from coastal and from native grass?
2. How much money can I expect (ballpark) to net after fertilizer (approx. depending on soil testing) & custom baling.

This will help me arrive at a price that I'll be willing to pay for land - whether in coastal or in native. . .
